By accessing or using the Site and any related contact forms, listings, or services we provide (collectively, the "Services"), you agree to these Terms & Conditions (the "Terms"). If you do not agree, please do not use the Services.

1) Eligibility & Accounts

You must be at least 18 years old (or the age of majority in your jurisdiction) or have valid parental/guardian consent to use the Services.If you create an account or submit enquiries, you are responsible for the accuracy of the information you provide and for maintaining the confidentiality of any credentials.

2) What We Do

NiceView operates as a UAE real estate agency/portal that markets properties for sale and lease, connects interested parties with owners/developers/landlords, and facilitates viewings and offers.

Informational only. Content on the Site (including property descriptions, prices, availability, floor plans, and images) is for general information and marketing purposes. It does not constitute an offer, promise, or guarantee. Any transaction is subject to the definitive contracts you sign with the relevant seller/landlord/developer and (where applicable) with NiceView under a separate written agreement.

3) Listings, Pricing & Availability

  • Property details are provided by sellers/landlords/developers or their representatives. While we aim to keep information current and accurate, errors, omissions, price changes, and withdrawal without notice may occur.
  • Prices may be shown in AED (United Arab Emirates Dirham) unless stated otherwise. Taxes, registration fees, DLD/DMT fees, service charges, and other government charges may apply in addition to listed prices.

4) Enquiries, Viewings & Offers

Submitting an enquiry or booking a viewing does not create a binding contract. Viewings are scheduled subject to availability and access granted by the owner/occupier.

Any reservation, offer, deposit, or booking is subject to acceptance by the relevant party and to signing the required legal documentation (e.g., MoU/Form F, tenancy agreement, SPA, agency agreement) and completion of KYC/AML checks where required by law.

5) Fees & Payments

Brokerage/service fees (if any) will be disclosed to you in writing and are payable as per the relevant agreement or invoice. Online payments, if enabled, are processed by third‑party payment providers; by paying, you authorize them to charge your selected method. We do not store full card details on our servers.

6) Your Responsibilities (Acceptable Use)

You agree not to:

  • Violate any law or regulation (including real estate marketing rules, AML/CFT requirements, privacy laws, or telecommunications rules).
  • Infringe third‑party rights (including intellectual property, privacy, or publicity).
  • Upload or transmit malware, unauthorized commercial messages (spam), or attempt to bypass security measures.
  • Scrape, harvest, or use automated means to access the Services without our prior written consent.
  • Misrepresent your identity, authority, or financial position when engaging with listings or negotiations.

7) No Professional Advice

Information on the Site is not legal, financial, tax, or investment advice. You should obtain your own independent advice before entering into any transaction.

8) Intellectual Property

The Site and its content (including text, graphics, logos, photos, video, and software) are owned by us or our licensors and protected by law. Except as permitted by applicable law or our prior written consent, you may not copy, modify, publish, distribute, or create derivative works from the content.

9) Third‑Party Links & Services

The Site may link to third‑party websites or integrate third‑party services (e.g., maps, analytics, payment gateways). We are not responsible for third‑party content, policies, or practices.

10) AML/KYC & Compliance

We may request identification and supporting documents to meet Know‑Your‑Customer (KYC) and Anti‑Money Laundering/Counter‑Terrorist Financing (AML/CFT) obligations where applicable. We may decline to proceed or suspend Services if requirements are not met.

11) Disclaimer of Warranties

To the maximum extent permitted by law, the Services are provided "as is" and "as available", without warranties of any kind, whether express or implied (including merchantability, fitness for a particular purpose, accuracy, and non‑infringement). We do not warrant uninterrupted or error‑free operation.

12) Limitation of Liability

To the maximum extent permitted by law, NiceView and its officers, employees, and agents will not be liable for: (a) indirect, incidental, special, consequential, or punitive damages; (b) loss of profits, revenue, goodwill, or data; or (c) aggregate liability exceeding the greater of AED 1,000 or the total fees you paid to us for the Services giving rise to the claim in the twelve (12) months preceding the event

Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded under applicable law.

13) Indemnity

You agree to indemnify and hold harmless NiceView from and against claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising out of or related to your breach of these Terms or misuse of the Services.

14) Suspension & Termination

We may suspend or terminate access to the Services at any time for suspected breach, unlawful conduct, or security reasons. You may stop using the Services at any time.

15) Governing Law & Jurisdiction

These Terms and any non‑contractual obligations arising out of or in connection with them are governed by the laws of the United Arab Emirates. The courts of the Emirate of Abu Dhabi shall have exclusive jurisdiction, subject to any mandatory consumer or free‑zone (e.g., DIFC/ADGM) rules where applicable.

16) Changes to These Terms

We may update these Terms from time to time. The updated version will be posted on this page with a new "Effective date". Your continued use of the Services after changes signifies acceptance.
